Sound pretty cool…sophisticated? It is a very cool, top shelf neighborhood. To describe Prosper’s most beautiful subdivision is hard to do without it sounding like a sales pitch because there are so many superlatives. Whitley Place is easy to find and hard to leave once you have been there. Situated at the corner of Custer Road and 1st Street, this location and natural setting guarantee a successful development over the next few years. It’s two minute drive to #380 provides quick access to Preston and the Toll Road making it a natural spot from which to commute. Moreover, it is the only subdivision in town that has lots of trees, rolling hills, Wilson Creek running through it and the beautiful, historic Walnut Grove cemetery bordering it. I would be remiss if I didn’t mention that the Whitley Place graphics, signage and stonework is among the most tasteful in Prosper.

According to Dale Clark President of Warren Clark Development and the managing general partner of the Whitley Place JV LLC, the 320 acre development came together with the purchase of three parcels of land. The first large acreage was the Whitley land owned by Dr. and Dr. John and Agnes Whitley while the other major parcel was owned by Dr. Doyle Stacey( an old Collin County name for which Stacey Rd. in Plano and Allen got it’s name). The third parcel of 16 acres was purchased from the Grace Presbyterian Church. Whitley Place has been zoned for 540 residential lots.

It is important to note that the Whitley Place developers donated 12 acres of Whitley Place for the our next Prosper elementary school which will be named after the late Cynthia Ann Cockrell, a native Prosperite who was a kindergarten teacher and later became the assistant principal at the Folsom Elementary school. An additional 30+ acres was dedicated to the Town for a public park consisting of a 1.3 hike and bike trail as well as a pavilion overlooking a lake in the woods. While not totally completed, you can go there right now. Like other Prosper parks it is little known and little used!

To date there are 34 homes built or under contract. Mr. Clark says that the plan is to always have a minimum of three to five homes under construction in 2010 indicating growth and success to all would be buyers. Dolly Stoddart, sales coordinator for Highland homes told me that they wrote 4 new contracts in the past 10 days. The other very successful builder there is Darling homes. Highland, Huntington and Darling have gorgeous upgraded models.

Big lots ranging from 3/4 acre to 1 acre are available for build-to-suit clients from the developer and a select group of luxury builders.Whitley Place Venture annually sponsors a college scholarship in engineering to a Prosper High School graduate.
